Project Description

The DRPILLA team recently completed the gut renovation of a 9,000-square-foot, three-story office building located on Main Street in the heart of Nyack, NY. Originally built in the late 1800’s, the modifications preserve the original brick exterior and detailing while providing a modern workspace designed to maximize creativity, collaboration and innovation. The new space features enhanced staff facilitates including new workstations in an open work plan, multiple meeting and conference rooms, and elevator and a café. Unique elements of the building include exposed brick walls, wood flooring and large windows to bring natural light into the space. Our team of in-house professionals provided all the architectural, structural, site / civil, mechanical engineering and design, approvals and construction management for the project.

A Down-to-the-Studs Renovation and Expansion

The building was purchased in 2015 and in December 2016 construction commenced with the lowering and expansion of the of the basement level which increased the space by 2,000-square-feet. The building was then completely gutted down to the masonry structure and existing floor framing. All footing and basement columns were lowered and underpinned accordingly. The existing brick was cleaned and spot pointed and terra cotta cornices were repaired to preserve the architectural qualities and historical character of the building.

Designed with Advanced Technologies and Amenities

The new office features two private office suites and a total of 50 work stations in a space with distinctive architecture and progressive design elements. Strategically configured floor plans promote worker productivity in a collaborative environment. The space also features the following amenities:

  • A new three-story elevator and adjoining lobby.
  • A full building automatic fire sprinkler system.
  • New HVAC, new electrical and plumbing systems.
  • Five Bathrooms, a kitchen, print room, file room, tool room, mechanical room and server room.
  • Custom Herman Miller furniture.
  • Two fully equipped conference rooms.
  • Full burglar alarm system, key card entry and security cameras system.
  • Hardwood first floors, carpeted 2nd and 3rd floors.
  • An advanced on-site technology platform, the entire space has been wired with cat 6 cabling.
  • 11 foot high ceilings, and exposed mechanical systems on the 1st and 2nd floors.

A Cornerstone of Downtown Nyack

Extensive attention was given to all aspects of the building envelope to maximize energy efficiency, from structural remediation and bolstering to waterproofing of the shell. By combining our in-house expertise in structural engineering and whole building system solutions, we achieved an architectural vision in a truly efficient and dynamic manner. Additionally, new signage compliments the highly visible office located on the corner of South Franklin and Main Street in the heart of downtown Nyack.
