Project Description

“The Friedrichs Residence is the first to implement the strategic vision of ‘Extending the Wartburg’s Reach’ to cover seniors of any income level or health need. It’s a vision of empowerment, resident choice, and embracing life’s changes, one that affirms that seniors deserve to live in comfort and dignity as they age.”

DRPILLA provided the structural design for the construction of a 55,000-square-foot affordable senior housing project in Mount Vernon, NY. The structure is the most recent addition to The Wartburg Adult Care Community’s 26-acre campus. The Friedrichs will provide 60 units of senior housing for the community and has been designed to accompany the existing historic buildings at the 145-year-old institution.

Designing a New Facility that Maintains the Integrity of the Historic Campus

Maintaining the integrity of the campus as well as that of the natural surroundings were key goals for this project. The new five-story building adjoins to the remaining portion of the existing building previously demolished and is a multi-level wood platformed framed building on top of a noncombustible level. The noncombustible level is supported by a concrete foundation with a concrete plank transfer deck. The roof framing is compressed of a wood truss system prefabricated off site. The building is laterally supported by the masonry elevator cores which connect to the flexible wood floor diaphragms of the building. The shear forces developed in the floor diaphragms are connected to the masonry elevator cores by drag–structs. To complement the historic structures on the campus, the exterior building envelope was designed with a brick and stone veneer.

The 55,000-square-foot building is designed to meet the needs of seniors who can maintain a healthy, independent life in their own home. It couples comfortable, spacious private rental apartments with a full complement of modern common areas, including a high-tech fitness room, a library with computers and Internet connections, a large screen conference center to show films and hold community meetings, a common dining room and kitchen, an airy outdoor patio and a day lit elegant lobby.
