DRPILLA provided site /civil design and approval for a three lot sub-division of a five acre parcel. This two-story residence is the first of the three houses built within this private road development. The main and upper levels are wood-frame construction with brick, timber and stone cladding. The house is situated on the property to take advantage of the sweeping Hudson River views from all levels and rooms.

Designed site improvements included topographic mapping of the entire site; stormwater drainage analysis and engineering design; layout of all utilities; erosion control measures; subdivision plat layouts; road design according to town regulations, horizontal and vertical curves; development of maintenance agreements between subdivided parcels; traffic studies; creation of environmental buffer regions; landscape planning; street signage; subsurface investigation and reports; steep slope analysis; engineering of all slope stabilization, including retaining walls; and approvals from regulatory agencies including local town ordinances, drainage agency, sewer department and NYS DEC.
