DRPILLA is currently providing the design services for the gut renovation and retrofit of an existing five story brownstone, located in a landmarked district on the upper west side of Manhattan. The property, built in 1898 originally consisted of two single family residences, however was later combined into a single building. The structural system includes masonry bearing walls with wood joists and a rubble foundation. The modifications comprise of conversion to a multi-family, 14 unit senior housing complex with amenities featuring a rooftop garden. The renovation will include the addition of a sixth story penthouse as well as a four story rear yard addition with new rear yard balconies. These alterations will require the installation of three new moment frames and each floor to be re-framed with light gage joists. During the renovation, the historic facade, windows and doors are to be preserved and restored.
