A new (2) two-story, ocean front, 22,000 SF, shingle style house – the wall construction is wood framed with wood and stone siding. The foundation is cast-in-place concrete grade beams and timber piles with “break away” walls and slab-on-grade below the base flood elevation. The main floor system is steel beams and concrete slab design. The upper level and roof are wood framed. The building requires the use of steel moment frames to provide lateral stability.
