Residential Building
Bronx, NY
|
A new (7)
seven-story building with cellar. The building
is approximately 54,600 square feet of
accessible space with roof levels above the 4th,
6th and 7th floors (with full perimeter
parapets). An elevator and stair bulkhead is on
the 7th floor roof level. The site is sloped and
has a “walk-out” cellar level. Floor-to-floor
heights for the cellar, main level, floors 2
through 6 and 7th floor are 12’-8”, 13’-0, 9’-4”
and 12’-6” respectively. The 7th level of the
east elevation has a sloped mansard façade with
6 gable roof dormers with windows in each. The
cladding of the mansard roof is standing seam
metal roofing material. All other facades, on
the 7th level, are stucco face and floors 2
through 6 have a brick veneer. The main level
façade is combination store front, stucco and
other. Two locations; at the south end of the
N-S corridor and the west end of the E-W
corridor have curtain wall construction.

The footings,
cellar walls and piers/columns at the main level
are cast-in-place concrete. The typical
structural wall construction is concrete block
with the exception of the 7th level sloped
mansard façade which is structural cold form
metal stud construction.
The typical floor and
roof construction is hollow core concrete plank.
Maximum plank span is 38’. Concrete spandrel
beams are designed to support the floor plank
and exterior walls at the perimeter between the
columns at the office space, case manager rooms
and the exterior columns adjacent to the library
and computer room. A structural bond beam is
designed for the entire perimeter, at each
level, below the plank. All non load-bearing
partition construction is cold formed metal
framing. All partition walls have deflection
track.
