A new (2) two-story, ocean front, single family residence. The building is wood frame construction with shingle and stone veneer. The building is founded on a timber pile foundation with combination timber and concrete girders/grade beams. The building has a substantial steel frame to provide the support for a 20 foot, ocean facing, cantilevered 2nd level. Open web galvanized cold formed steel joists are used on the main level. Metal deck is used to form the structural roof diaphragm.
