About the project

Lake Drive South Residence

New Fairfield, CT

Residential Single Family

Architect

DRPILLA

Location

New Fairfield, CT

Completion date

2007

DRPILLA designed this 3,000-square-foot single family house on a 1.5 acre lakefront lot. The two-story house features an open floor plan highlighting clear story glass windows and an open riser single steel stringer staircase. An exterior stone steel supported bridge leads into the front entrance.

From Demolition to New Construction

The existing residence and cottage was completely demolished to make way for the new construction. The new foundation is pinned to the significantly sloped bedrock which comprises the site. The building is largely wood framed with steel and engineering lumber to accommodate long spans in the open-concept interior spaces. The basement floor was constructed using a non-structural slab-on-grade and the basement bearing walls are cast-in-place reinforced concrete.

Site Plan Development

Designed site improvements include shallow septic, storm drainage, and infiltration systems compatible with adverse site conditions. Site conditions include an average of over 25% slope, densely spaced neighboring private septic and well water systems, the presence of shallow bedrock ledge, and an environmentally-sensitive water body immediately adjacent downgrade of the site.
