Located at the foot of the Brooklyn Bridge, this luxury residential complex involves the reconstruction of an historic 19th century mercantile landmark building. The building was enlarged to include spacious terrace apartments that provide panoramic views of the Manhattan skyline. Originally a three story building, final design included an additional three floors, as well as retail and parking at street level, for a total of 40,000 SF. The upper floors were set back from the street so as to not compromise the aesthetic of the front façade. The building is founded on deep footings (concrete piles, reinforced concrete pile caps and grade beams). The building’s structure is a steel moment frame building with composite floor construction.
