DRPILLA is providing engineering design services encompassing a comprehensive scope of work, tailored to the unique requirements of the project at 193 - 195 Congress Street in the historic Cobble Hill District. Our tasks include support of excavation (SOE) design, NYCDEP filing, geotechnical analysis, structural engineering design, and optical and vibration monitoring to facilitate renovations of the existing landmarked carriage house. The project envisions the construction of a raised one-story structure above the original masonry walls on the adjoining 25' x 100' private lot. Our approach involves an initial filing with the DOB / LPC for existing building renovations, followed by a PAA submission for the new structure.

Key Structural Components

  • Implementation of new steel framing to support the second floor and roof of the proposed ancillary building at 193 Congress Street, encompassing new foundations, walls, and floor framing.
  • Analysis and design of openings on the first floor to seamlessly connect to the existing Main House located at 195 Congress Street.
  • Design of a new staircase from the garden floor to the rooftop.
  • Partial benching of the cellar at 195 Congress Street.
  • Partial removal of the central bearing wall at 195 Congress Street, with the introduction of new steel beams, columns, and footings to ensure structural stability.
