New (3) three-residence subdivision on existing sloping site with Hudson River views. Project challenges include designing a suitable layout which would incorporate the views of each of the properties and the egress road on an uncomfortably steep site. The road had to be design to meander the site accordingly and the slope of the property had to be modified as much as possible to balance cost of construction, effect on neighbors and esthetics. Each single-family residence will have a proposed livable space of approximately 4500 SF. Project includes construction of extensive retaining wall systems, new road & drainage system and design and supervision of the (3) three residences.
